Roof Repair Smedway built its Roof Leak Repair division around one idea: homeowners in University deserve a straight answer, a fair price, and a truck in the driveway fast.
Roof Repair Smedway didn't start as a franchise looking for a market to plant a sign in. Our crews trained on real tear-offs, real ridge vents, and real attic inspections in University, FL before we ever put a truck on the road under this name.
Licensing and insurance aren't a line item we mention once and forget — we keep documentation current and available on request, because a homeowner signing off on a Roof Leak Repair project deserves proof, not a promise.
Roofing is a trade where shortcuts hide for a year or two and then fail at the worst possible moment, usually during the next hard rain. We build every Roof Leak Repair job — big or small — the same way, whether it's a single shingle repair or a full tear-off.
Verified licensing across University, FL with documentation available on request.
A tarp-down call at 2 a.m. gets the same urgency as one at 2 p.m.
Every estimate is itemized in writing so you know exactly what you're paying for.
Technicians dispatched from within University, FL, not flown in from another region.
Most roof failures don't happen overnight — they build quietly for months before a homeowner notices the ceiling stain that finally forces the issue.
Asphalt shingles shed protective granules as they age, and a gutter full of grit usually means the surface layer is wearing thin.
Shingle edges that curl upward have usually lost flexibility, which makes them far more likely to crack or blow off in the next storm.
Small gaps that let light in will let water in during the next heavy rain.
Sagging drywall or a soft spot underfoot in the attic usually points to sustained moisture damage, not a one-time drip.
If upstairs rooms feel noticeably warmer than the rest of the house, a failing roof system is a common hidden cause.
Even one missing shingle can let enough water through to rot the decking underneath within a single storm season.
Not every roof problem calls for the same fix, which is why we scope each job individually instead of running every call through one generic estimate.
Emergency dispatch covers downed limbs through the roof deck, storm-torn flashing, and wind-lifted shingle sections that need immediate coverage.
From a handful of cracked shingles to a full asphalt or metal system replacement, our residential crews scope the job against manufacturer specs, not guesswork.
We schedule commercial jobs around business hours whenever possible, minimizing disruption to tenants, staff, or foot traffic.
Replacement jobs include a detailed material walkthrough so you're choosing a system that fits your climate exposure and budget, not just whatever's on the truck.
A thorough inspection checks flashing, fasteners, ventilation, and granule loss — the small issues that turn into major leaks if left alone.
If a roof has an unusual pitch, an older material system, or a custom architectural feature, our senior crews handle the scoping personally.
A dispatcher takes down your address, roof type, and the issue, then routes it to the nearest available crew in University, FL.
You get a plain-language explanation of what's actually happening, not just a repair quote.
Financing and insurance-claim assistance are discussed at this stage if applicable.
A final walkthrough confirms the repair or install meets the agreed scope before the invoice is closed out.
Response windows are communicated upfront, not left as a vague "sometime this week."
Every job gets a written estimate before a single nail is pulled, so there's no surprise number waiting at the end.
Our installers train on manufacturer specifications for shingles, underlayment, and flashing systems, not just general carpentry.
We'd rather send a crew back for a five-minute fix than leave a customer unsure whether the job was done correctly.
Storm-damage jobs come with photo documentation formatted for insurance adjusters, saving homeowners a step in the claims process.
Some jobs genuinely need a repair, not a replacement, and we'll tell you which one yours is.
A verbal promise doesn't hold up when you need it — that's why our guarantee is documented, dated, and handed to you at project close.
We also guarantee the estimate itself: barring a scope change you approve in writing, the number on your written quote is the number on your final invoice.
Our University coverage area extends across University, FL, and if your address falls just outside the standard zone, dispatch can usually still arrange a visit.
Because our crews already know the layout of University and the surrounding parts of University, FL, we rarely waste a homeowner's morning on a wrong-turn delay.
